Clean and Dry... Or Is It That Simple?

Mold is one of the most misunderstood topics in homeownership. Between internet myths, sensational headlines, and conflicting advice, it can be difficult to know what to believe. Understanding the basics can help homeowners make informed decisions without unnecessary fear.

One phrase you'll often hear me say is, "Clean and dry, clean and dry." Keeping building materials clean and dry is one of the best ways to discourage mold growth.

So why have I been finding mold in some of the hottest, driest spaces in homes?

Recently, I've inspected attics that were so hot they were uncomfortable to work in. Yet mold was still present. Heat alone doesn't prevent mold. If moisture is available—even for a period of time—mold can grow. Roof leaks, condensation, poor ventilation, or elevated humidity can provide enough moisture for growth, even in areas that seem dry most of the time.

The more homes I inspect, the more I realize that understanding mold can be as challenging as finding it. Every home has a story, and every mold issue is different.

At the end of the day, many of the questions homeowners ask come down to tolerance and risk. How much mold is acceptable? Does the type of mold matter? Does the concentration matter? Does the location matter?

The goal isn't to fear mold—it's to understand it. Whether it's a home or a workspace, understanding how mold grows and what conditions allow it to thrive can help you make informed decisions and protect those who occupy the space.
